End of Tenancy Cleaning Cost in Ireland (2026 Prices by Bedroom)

Published 29 October 2026 · 5 min read

Short answer

Advertised end of tenancy cleans we checked in October 2026 ranged from €240 to €295 for a one-bed up to €440 to €618 for a five-bed. The gap is mostly about what is included, such as the oven and exterior windows.

An end of tenancy clean in Ireland costs roughly €240 to €295 for a one-bed and €320 to €431 for a three-bed, based on advertised prices we checked in October 2026. Bigger homes and packages that include the oven and exterior windows sit at the top of the range.

These are prices from two Irish cleaning companies' published price lists, not a national average. They are useful because the two packages are scoped differently, which shows exactly where the money goes.

4 bed€390€573€390 to €573
5 bed€440 (5 to 6 bed)€618€440 to €618

Sources: basic package price page, which includes a €40 transport charge and charges the oven as an extra; broader package price list, which includes exterior windows and the oven, with VAT included. Both checked in October 2026.

The gap between the two columns grows with size. For a one-bed the difference is €55; for a four-bed it is €183. Exterior windows and a bigger oven take longer on a larger house, so if you only need the basics, the cheaper type of package can save real money.

What is usually included?

Most end of tenancy packages aim to leave the property ready for inspection. Typically that means:

  • Kitchen: worktops, cupboard fronts and insides, sink, hob, splashback, extractor, fridge and freezer inside and out.
  • Bathrooms: toilet, bath, shower, screen, tiles, taps and mirrors, with limescale removed.
  • Every room: skirting boards, doors and frames, light switches, sockets, window sills, inside windows, presses and wardrobes inside.
  • Floors hoovered and mopped throughout.

Package contents vary, so ask for the provider's checklist in writing. Our end of tenancy cleaning checklist lists everything room by room, so you can compare it against what a company is offering.

What usually costs extra?

Exterior windows, 2 to 3 bed semiFrom €35 front and back, or €70 once-off for a three-bed semiWindow price page one, page two

Other things that often change the price: balconies, conservatories, blinds, walls that need more than spot cleaning, mould, heavy limescale, and rubbish removal. Do not assume a cleaning package includes taking away furniture or bags of rubbish. Ask, and remember the RTB expects tenants to remove their belongings and rubbish anyway.

For more on extras, see our guides to oven cleaning, carpet cleaning and window cleaning.

Do you even need to pay for one?

The RTB's guidance on deposits and moving out says tenants should leave the property clean and in a similar condition to when they arrived, allowing for normal wear and tear, remove their belongings and rubbish, and keep photographs from the start and end of the tenancy. Its checklist does not require every tenant to buy a professional clean.

So the choice is practical, not legal. Paying for a professional clean makes sense if:

  • you are short on time on moving day, or have already moved out
  • the oven, carpets or limescale are well beyond what you can tackle
  • your lease has a specific cleaning clause (read it, and ask the landlord what they expect)

Doing it yourself makes sense if the property was cleaned regularly during the tenancy and you can give it a full day. Whichever you choose, take dated photographs of every room when you finish. Our guide to getting your deposit back explains why that evidence matters.

How to compare end of tenancy quotes

Two quotes for the same flat can differ by more than €100 because they describe different jobs. Before you compare, ask each company:

  • Is the oven included? Single or double?
  • Are exterior windows included, or only inside?
  • Are carpets steam cleaned or just hoovered?
  • Is VAT included in the price?
  • Is there a travel or transport charge?
  • Do you bring all products and equipment?
  • Does the property need to be empty, and the fridge and freezer defrosted, before you arrive?
  • If the landlord or agent points out something missed, will you come back to fix it, and how soon?

VAT is worth checking. Cleaning private homes is charged at the reduced VAT rate, currently 13.5%, when the business is VAT-registered. One of the price lists above includes VAT, so a lower figure that excludes it may not be cheaper after all.

The return visit question matters too. Under consumer law, a business must provide a service with reasonable care and skill, and if it falls short you should normally give it the chance to put things right. A company that offers a re-clean on request is simply putting that in writing.

Ways to bring the cost down

  • Book early. Popular moving dates, such as the end of the month, can book up, and a rushed booking leaves no room to compare quotes.
  • Empty the property first. Cleaners work faster in empty rooms, and some require it.
  • Do the easy parts yourself. Clearing rubbish, defrosting the freezer and wiping out presses before the cleaners arrive can reduce the time needed.
  • Pay only for the extras you need. If the carpets were cleaned recently, or the windows are only reachable from inside, say so.
  • Share the cost. In a house share, agree before the last month how the bill will be split.

Questions people ask

Do I have to pay for a professional end of tenancy clean?

Not as a general rule. The RTB says tenants should leave the property clean and in a similar condition to when they moved in, allowing for normal wear and tear. Its checklist does not require every tenant to hire professional cleaners.

Is the oven included in an end of tenancy clean?

Sometimes. One basic package we checked charged for the oven separately, while a broader package included it. Always ask, as a single oven clean on its own was advertised at €55 to €80.

Does a professional clean guarantee my deposit back?

No. A landlord can only make deductions for specific reasons such as arrears or damage beyond normal wear and tear, and a clean cannot fix damage. A good clean with photographs does make a cleaning deduction much harder to justify.

Why are some quotes so much higher than others?

Scope is the main reason. Check whether the price includes the oven, exterior windows, carpets, VAT and travel before deciding which is cheaper.
